Inventory Reports

Price on request

An inventory report documents a property’s contents and condition at an agreed point in time. It provides a reference for property handovers and tenancy records.

KNOW WHAT YOU ARE BOOKING

What is Inventory Reports?

An inventory report records the contents and visible condition of a property at a particular time. It creates a structured reference for the landlord, agent and tenant, usually with written descriptions and supporting photographs. Its value comes from specific observations about each space, rather than broad descriptions such as “good condition” applied to an entire property.

Inside this service

The agreed inspection can record rooms, finishes, fixtures, fittings and listed contents, with relevant meter readings and keys where included. Photographs support the written observations. An inventory is not a structural survey or proof that electrical or gas equipment is safe. Specialist certificates and maintenance records should be managed separately.

Start: Condition and contents; Evidence: Descriptions and photographs; Review: Corrections and agreement; Finish: Compare at check-out

When this service may help

Landlords, letting agents and tenants benefit from a clear record at the start of a tenancy. A check-in records the starting position; a check-out compares the property against the relevant earlier record. The correct service depends on the tenancy stage, whether there is an existing inventory and whether the property is furnished or unfurnished.

Getting ready for the assessor

Complete cleaning and agreed preparation before the appointment so the report reflects the intended handover condition. Arrange access to all rooms and provide an item list where useful. For check-out, send the original inventory and any agreed amendments. Explain which keys, meters, storage areas and outdoor spaces form part of the tenancy.

Using your completed report

The finished report gives the parties a consistent reference to review and retain. Raise corrections promptly with supporting details rather than waiting until the end of the tenancy. A check-out can highlight changes, but deductions require appropriate evidence and consideration of fair wear and tear; the report does not automatically decide a deposit dispute.

BEFORE YOU BOOK

Questions before you arrange a visit

Do unfurnished properties need an inventory?

They can still benefit from a record of walls, floors, doors, sanitary fittings, kitchen units and other fixtures, even where no furniture is supplied.

What is the difference between inventory and check-out?

An inventory establishes a record of condition and contents. A check-out compares the end condition with the earlier evidence.

Should cleaning happen first?

Ideally yes, if the report is intended to record the property in its handover condition. Tell us if preparation is still underway.

How is the quotation calculated?

Bedrooms, furnished status, property size and whether you need an inventory, check-in or check-out determine the scope.

Included in your agreed instruction

  • Recording the property condition and contents for the agreed inventory, check-in or check-out instruction.
  • The report and supporting evidence specified in the quotation.

Separate work & possible extras

Cleaning, repairs, valuations and resolution of tenancy disputes are separate from the report.

Before the visit

Confirm the instruction type, property size, furnishings, access and the intended inspection date.

Report timing & deadlines

Report timing is confirmed for the agreed instruction. Missing evidence, access limitations or further investigation can affect completion. If you have a deadline, contact us before paying so we can confirm whether it can be met.

Preferred appointment dates are requests until confirmed. Extra work or a change to scope needs agreement before it is carried out.
