FOR LONDON LANDLORDS

Property checks.
Less uncertainty.

A practical route from choosing your inspections to keeping the completed reports together.

START WITH YOUR RECORDS

Choose the checks your property actually needs.

Gather the reports you already hold, note any recommended follow-up work and check the property details on each document. A change of tenant does not tell you, by itself, which new inspections to order. The right service depends on the property, existing records, proposed work and applicable responsibilities.

UPC brings property certificate bookings and related enquiries into one place. Use a single-service booking when you know the scope, or discuss the property with our team before choosing a package.

One property or several addresses?

Use the package form for a single property. For multiple addresses, share a portfolio enquiry so the work can be scoped property by property.

Four landlord package combinations.

EPC + Gas Safety

For a property where you want to arrange a domestic energy assessment and gas safety inspection together. It does not include an electrical installation condition report.

EICR + Gas Safety

Combine an inspection of the fixed electrical installation with the gas safety checks included in your agreed scope. This combination does not include an EPC.

Arrange all three services through a single package request. Each inspection has its own purpose, findings and completed document.

Select this combination

Package prices depend on the property details and inspection scope. Additional investigation, repairs and services outside the selected combination need separate agreement. Preferred dates and any combined visit arrangements are subject to confirmation.

Prepare access and records

Confirm the address, who will provide access and which reports are needed. For occupied properties, agree access with the relevant occupants. Let the team know about separate meters, consumer units, locked cupboards and any known defects before the visit.

Keep previous reports and installation evidence available. Do not remove electrical covers, dismantle appliances or disturb suspected hazardous materials in preparation.

Put the findings into practice

Read the findings and ask the appointed professional about anything unclear. A report can identify work or further investigation; receiving the document does not mean every issue has been resolved.

Store the final document with your property records, keep follow-up evidence alongside it and plan the next review using the report and current guidance. Your customer portal keeps UPC bookings, messages and completed documents together.

Helpful answers for landlords

Will the professionals attend together?

Tell us your preferred arrangements. Each inspection needs an appropriately qualified professional and suitable access; visits are confirmed according to scope and availability.

Can I request an inventory as well?

Yes. Inventory reports are a separate service. Include the property, required report type and timing in your enquiry.

What if I am not sure whether a report is still suitable?

Send the report details through your existing order chat or contact our team. A competent professional can explain the document and help you identify what needs checking; avoid relying only on the filename or an assumed renewal interval.
